Build completion ETA

    I purchased OTP in a four storey, 25 unit suburban development. No pool or gym.

    Foundations were in place start-August. First level was up by start-September.

    I'm trying to get an idea of two things: the time it will take to complete the development, and the approximate settlement date.

    I know the settlement date is fairly difficult to estimate because vendors do their own thing, but surely there's an industry average for completion time?

    • How many storeys?
    • How many units/floor?
    • What's the track record of the builder?
    • What colour are the toilets?
    • Is it in a major capital city or regional area?
    • How deep is the basement?
    • What is the propensity for rain until the building is out of the ground?
    • What is site access like?
    • Who gets an invite to the topping-off party?

    Low propensity
    Highway access at one end (via residential street), collector road at the other. Access generally good

    Gee, that's far longer than I had in mind. Doesn't faze me, though. I was thinking 8–10.
