Tell him to prepare too. Exactly what his pay is. Debts. Credit cards. What his plans are with the property. How much deposit. Any stamp duty exemptions. Need finance for renos? Ppor or investment?
The property is for PPOR. No reno. He has a loan for a long time. done refinance about 2 years ago. so he know the process and know the required document. He has 70K in the offset account. he already has a house so no exemption. The house he looking at is around 520K. He has no credit card. no other debt beside the mortgage, which is about 150K outstanding. the house he has right now is for rental. He lives in different address (closer to his wife work place).
