Corey is in Adelaide and should answer a lot of your finance related questions. You may want to ask some specific questions regarding the other points and get some constructive feedback.

What stage is the maternity leave, i.e. start, middle or end?

Jamie is another broker that posted a thread about maternity leave which may help answer some of your questions.

Have a search of the finance section - all the brokers here will be able to help you. Pete Tersteeg may have some added insight into the Melb market though. And Simon.

    Thanks Guys.

Another 3 months to start maternity leave - although no impact on income inflow as I will get paid pretty much at full time rate during the leave.

Buying in Melbourne so would prefer someone has knowledge about the market. Will have a look at Pete and Simon.

Thats what a lender will be looking for. That is your ability to service the debt while you are not at work and if income will be the same for the duration of the mat leave and employer is holding your position then you should be fine.

That's a healthy case for maternity leave - lenders have started warming up to this area, especially if there is ongoing income during that period it helps mitigate risk.
