Broken Window Frame? Owner or Strata?

    Hi guys,

    Who fixes a broken window frame in a strata building? The window is sliding but it is between the owners corporation area and the owner's lot. My research in NSW says its going to be strata who will repair this. What do you say?

    Agree'd, strata
    As the window forms part of the buildings external facade.

    How or why is it broken ?

    If it is in common area, it will be strata for sure, but if it is not critical, they could decide to ignore.

    Have a chat to a member of your Strata Committee or the Strata Manger and they will endeavour to get it sorted for you...

    Depends on the strata plan and by-laws, but most likely an OC (strata) responsibility.

    Is the building an apartment, townhouse or unit? Depending on the OC insurance and OC setup, it may or may not be OC responsibility. How old is the building? If the building is less than 10 years old, you may be able to get contact the builder to fix this at their cost.
