    Hello,

    Does anyone have any data or advice they could offer on these areas?

    We are exploring locations for our next flip and this area is so close to the airport and gateway whilst being along the bay.

    Any thoughts?

    I already own these areas Margate and Clontarf.....they have moved quite a bit....bought for mid 2s and low 3s....now pushing over 4s

    Good spots in my opinion but I am biased.

    Flip?
    Pretty inelastic market
    Buy a dung hole for 350 and try and sell it for what low to mid 4s?

    Most pf the housing stock is terrible and probably 50% is asbestos. Tiny houses with no renno potential

    This area is good for land value buy and hold

    I tend to agree with this. A lot of the cheap stuff is fibro in and out. But i wouldn't rule out the idea if you find something timber with potential. A fairly watched market though certainly not overlooked

    Might be a bit more range for a higher end property? water views?

    I tend to agree the margins would be way too tight if buying for $300 selling for $400ish.

    Buy one or two of those.....you will get slightly better capital growth...but your CF will be shot.

    Not for a "flip" but generally speaking, East of Oxley is all zoned "Next Gen" or "Urban".
    Which means higher density and potential-potential-potential....

    Yes, your yields might be worse because the purchase prices are higher with not as much improvement in rents, but you have:
    1. Desirability - location to the water and
    2. Zoning which you can use to develop on.

    They will always have a premium.

    We were looking at as close to the water as we can get our hands on!

    Our North lakes property has done absolutely nothing in 6 years, too much stock.

    Time to keep moving

    In that case, forget Clontarf. There's no direct access to water... there's a busy road that's in the way.

    As an investor who has 4 in Moreton Bay.....go for Clontarf....it is the undiscovered gem....closest to the duplication bridge. Brighton as gone...Clontarf is next....matter of time...

    Next would be Woody Point (watch for flood zones) then Margate, Kippa Ring, Redcliffe, Scarborough in that order....will do well on the peninsula...just don't listen to people who have never invested there.

    The rent returns for Scarborough is less as property is more...and CG mirrors the rest of the peninsula.

    Whilst, I beautiful spot...access in and out not as convenient.
