Brisbane - What stage of cycle ?

    Hi,

    I'm seeing lots of information on Melbourne and Sydney in terms of property cycles.

    Where is Brisbane in the cycle ?

    It's always interesting to see how they call it a clock but it never works clockwise. o_O
    Every month the position of each market changes at random.
    Need to come up with a new name. (Tetris?)

    I'd say 3 o'clock as well.. but then again it never really reached 12 o'clock either! I think it just skipped from 9 to 3.. bit like some of my work days!

    IMO brisbane should be coming into a good stable period, bit it had an unjustified development boom seemingly fuelled by hype as "the next melb/sydney market". Different economic bases however meant economic conditions couldnt support it, so now there is an oversupply at the wrong stage of the cycle. I think that just means stable growth has been set back a year or two, but on the flip side, because of hype prices didnt fall as much as they would have.

    So its like the clock ran out of batteries at 11, and the second hand is doing that thing where is hadnt got the juice to get up past 8.

    Even though people talk about property as a clock, things don't move from one stage to the next as clockwork. Like Sydney now. Is it at peak? If so, who's to say that it won't move sideways for a while and start moving north again.

    Think 2014 was peak in Sydney then 2015 rolled in. While you just couldn't buy in 2016, 2017 makes you want to go back to 2014! I think that's where FOMO sets in and people overpay thinking we have missed the boat a couple of times, let jump on it before it moves again.

    I just ignore this stuff, its meaningless really.

    Make a few phone calls, I bet you find out more about the market than this clock, same as stats, waste of time.... I know I am ranting again, but I learnt along time ago if you want to know the facts you need to talk to the right people and pay less attention to this.;)

    Brisbane has dodged the bubble (or at least mostly) so I think even if it does drop, it will do so only briefly. Still, don't touch CBD apartments.

    Check corelogic monthly indicies for 2017..
    Bris (inc GC) perth and darwin are in the red again..
    All the rest is cherry picked hype.
    When i see 600k - offers above - for Zilmere or houses on stafford rd i cant help but laugh.. Do no DD and you will get burnt.

    That the problem with a property clock. It implies an orderly progression from one step to the next. As you have noted, it can skip multiple steps in a very short time.
