    Belatedly reading my QMM 32.

    For 12 months to September 2016 volumes -

    Brisbane LGA
    1. Unit Sales down 32%
    2. House Sales down 13.2%


    That is a significant drop in volumes that I hadn't noticed. My conveyancing practice numbers were way up in the same period reflecting our continued growth of market share.

    Says Gold & Sunshine Coasts are QLD's star performers (by av capital gains).

    Listings and stock on market have contracted over 12 months to August

    Prices Houses
    Ipswich 1.1%
    Logan 4.2%
    Moreton Bay 2.8%
    Redlands 3.4%
    Brisbane 4.1%
    Gold Coast 5.6%
    Sunshine Coast 4.0%

    Wow! Those numbers for units are huge! I wonder how much of this 32% number is derived/influenced by so much newly completed stock having dumped on the market?

    @RPI : I'd be interested to see what the stats are like for Dec 2016.

    It is now probably a well known fact that the Brisbane unit market has gone into a big oversupply situation so apartment investors will likely be avoiding Brisbane units like the plague.

    I don't think that detached houses are in any sort of issue in relation to demand and supply it seems to me that stock is moving reasonably well for houses in the inner ring I'll be interested to see in a few weeks once things start pumping again after the Christmas break.

    Our numbers in the conveyancing practice are way up. In the property practice we have a number of clients that are not getting the last of their unit developments away. Land and town house developments sales are moving as per normal. Houses no issue that I can see
