    A 52 sqm unit which is so awesome that they're showing you pictures of a Doughnut Time which went under.

    The fascinating thing was that Brisbane was suffering from oversupply to some degree even before this most recent cycle of cheap apartments being throwing up everywhere the first round of development around West end South Brisbane that happened about 10 years ago a lot of those apartments we're selling for about the same price they were bought for even in 2016.as someone pointed out on here who came to Brisbane for the first time to have a look the ability that Brisbane has to infill apartments in so many places just means that any apartment built since about 1990 is going to be a bad investment for a long time

    you might be able to get away with a brick six-pack or something

    I guess the question is at what point do they become good value, because there has to be a point where you say ok units are now better value at these prices

    That is exactly right.

    Here is why small complex units below replacement values are good investments...stay away from new units.

    The jobs in Brissie are more tech, finance, tourism...these jobs appeal to younger demographics and they want well located smaller properties.

    Houses in well located areas have gone up quite a bit and now are 650k plus which is a lot ...units will become more sought after in good areas. At 250-350 they present fantastic buying.

    For a 2 brm say 75 sqm unit in Brisbane it would be 225k plus say land costs of 175k.

    That is before any profit...so about 400k per unit. I am talking about putting small complexes not multi storey as land then gets cheaper but build costs are more expensive.
