    Never buy the package.

    If you want new, buy land and engage your own builder. Yes, under new leglislation you won’t be able to claim deductions until the house is completed, but don’t make tax issues your priority.

    I know many who have shown good profits from this approach.

    Some of the things I look at are:

    • higher percentage of owner occupiers to renters in the suburb.

    • Highly rated Schools. Being located in a popular School catchment can add significantly to prices.
    • Family friendly streetscape and location including parks, transport and shops
    • Above average incomes and mortgage affordability
    • Established areas with limited land supply
    • Restricted zoning and density
    • Low unemployment
