    Update:

    Nothing very exciting happening, just cladding on both houses are going well and are hopefully finishing by the end of the week and then painting to start next week. The scaffold will come down late next week, Fixout is going well in lot 4 and should be done by midweek. Sheeting in lot 5 is starting tomorrow. Some snaps.

    Update:

    Alot of painting done on lot 4 easement side. Scaffolding now on front facades to focus there. Painting to continue.

    Lot 5 is fully cladded with rendering happening today and the plasters still continuing. Lot 4 will be cladded today and the tiler starting on thursday. The stairs and cabinets planned to go in next week.

    I'm curious about the wall that is next to what look like a skinny driveway? The walls seem to be pretty close to boundary but have windows. Is your boundary where the wooden poles are (I think fence poles are?)

    Anything less than 600mm from boundary here in Perth is treated as a wall on boundary and no windows/openings allowed.

    Yes @Westminster those wooden poles will be fenced and pretty much on the boundary. That driveway you see is an easement to allow a property at the rear driveway access but doesn't affect my homes driveways.

    The reason we can do all this is because we got a Built to Boundary relaxation from council during a pre- lodgement meeting. I managed to get the successful outcome of this meeting as a condition in my contract as part of my due diligence phase and able to pull out if I'm not satisfied.

    Well for the junkie photo addicts out there.. another update and barrage of unsexy pics.

    Scaff started coming down yesterday and will finish today or tomorrow. Tiling has started in lot 4 late last week and will continue all this week. Alot is happening on lot 4 this week, stairs install thursday and cabinets on friday. Lot 5 has started the fixout yesterday and stairs will go in on thursday. Exterior clean up to begin next week. Those two plunge pools are screaming out for some attention..

    Colours were a good choice, I always think dark is risky but this looks contemporary/modern and suits well. What are the tiles you went with?

    Hi Codie,

    Yep modern/contemp is the style we're going for. Using some wood accents here and there to contrast the darker colours and add warmth as well as alot of fresh white colours .

    Those tiles are Kierrastone grey matt finish, 600x600.

    Coming along nicely, planning to be working through the festive period or will there be tools down?
    When you estimating completion?
    How's the local market tracking, no doubt you're keeping an eye - any similar properties popping up for sale?

    It's contracted to be finished end of April but at this rate the construction manager and site supervisor both told me they plan to do practical completion handover end of February, so no complaints from me. :) I think they'll have some trades working through the holidays and the owner of the company ( a builder) himself will be on-site working to finish it.

    The local market looks strong and surrounding suburbs also looks quite strong for this kind of product. Markets there are very segmented. Hopefully these homes will appeals to a few market segments, cashed up executive buyers, upsizing families, first time family buyers wanting this type of home etc.

    There are some inferior homes nearby which got good sale values, so I think we should be ok to get an interested buyer. These homes are really unique for the immediate area due to their scale, elevation and overall facades. It's always a challenge when you're selling at this price point because your market pool is alot less, but it's not something I didn't know before starting. So fingers crossed two lovely families will love the end product and sign on the dotted lines.

    Have you worked out a marketing plan? I've been looking into options for international listings purely out of interest thinking there may be a relatively un-tapped market. South side middle ring tends to have more international interest.
