    Personally I think the area's fantastic and with it's proximity to the CBD, Highway access and limited future land opportunities I think it should be one of the better perfoming suburbs into the future.


    Not selling in the suburb makes it hard to give you genuine feedback though. I actually just took a look at the CoreLogic #'s and the numbers are not as flattering as I was expecting. I am sure you have the data, but I have attached a few reports for you to look at anyway,.

    I'm not surprised mate. I think for this suburb there are plenty of sales above the 690k median price, they just need to be properties with a twist.

    When you get to new builds on smaller lots like 405sqm, there are more and more that sell for the 1.25- 1.3m price range. It's pretty much targeting cashed up OOs.

    So its really a segmented market. Forget units altogether.

    I've had the site for just a few months. Pretty tough to find something that makes sense to develop straight away. You have to be opportunistic, act quickly and typically solve some problems. Most sites that go to market do not have enough margin or significant impediments. Blocks will be smaller than typical standard size but not by much.

    Unless the sites were bought awhile ago or they have a significant X factor appeal, they will be hard to make stack up now.

    Would be much better to make a profit on the land selling to an OO or builder, then let them deal with the build costs.

    One lot , the bottom cabinetry is polar white and on another lot it's a darker one, polytec Storm.

    I'm thinking for the polar white lower cabinetry lot to go with kierrastone grey on kitchen floor ( the tile on the left) and for the darker lower cabinetry ( storm) to go kierrastone white tile ( right in pic. It's not white, just a lighter shade of grey ) , Just so there's another subtle point of colour contrast . Opinions? ( Fyi the darkest lower tile is for external).

    @Sackie what colour in the benchtop?
    Assuming you're having the wood overheads?

    Benchtops are all Nieve White, and yes mate, overheads are Oak Matt.

    But not island.
    Lot 4
    20mm – STATUARIO VENATO cooktop Splashback, island & Wine Benchtop. ( Yes I have upside down wine glasses above wine holes):D

    40mm – STATUARIO VENATO Kitchen Island Benchtop and Mitred Gable Waterfall
    End to Island

    Lot 5:

    Same layout but using Turbine Grey stone on splashback and island.


    The house with the lighter stone has black tapware. And the house with the darker stone has chrome.


    That island is turbine grey. I'm in love with it.

    And I'll have the oak Matt wrap all the way around the bar back. In pic it isn't wrapped around.

    I'd have to see the samples on the tiles to give you a definite answer.

    I think you'll find most people can't tell the difference between the 2 floor tiles when they aren't next to each other so will assume both houses are the same.

    That Turbine Grey is amazing!! Is it also by Smartstone?

    Turbine Grey is Caesarstone. We originally had one in the top range level for smartstone and the savings weren't much from the Turbine Grey so I went screw it and got Turbine Sex I mean grey instead :D

    Quick update: nothing exciting going on, just ticking along.


    lot 4 is sheeted on the inside with setting and sanding, waterproofing next week.

    Unfortunately not much of the cladding done last week due to having to clean up a few things on the inside for the plastering but they are into it today.

    Lot 5 is moving well with all the windows and doors in, and rough in's finishing up this week so will start plasterboard late next week. Cladding will be going on later this week.

    Looking good.When are you expecting completion of both lots? Do you plan on selling them at the same time or holding off on one?

    It's contracted to finish by end of April but looks like will be completed ahead of schedule. Plan is to sell them mate.

    solid job mate. Love following the journey as an “aspiring” developer. Have you had an update on the what they would go for in this current market? Or any interest to buy...

    Hi @Tali1130 ,

    It's a little bit of an unknown because nothing like this has really been built in the immediate area, although there are plenty of established sales around the suburb. We'll have to wait and see :)

    update:

    Well its funny how things turn out, for lot 5 we are going to have an induction system :D Long story short its too hard to find a place to put the tank for gas becasue it doesnt have side access like lot 4 due to an easement. And i dont want to pay the thousands extra it will cost to get it. So were getting this for lot 5

    I hope you aren't paying that price though? should be around $2k?

    Got it for $1250 :p Apparently my builder has an amazing relationship with Bosch.

    It was just a pain to get it for lot 5. Lot 4 will have gas though .

    Yeah I was JUST thinking that... the thing is I rather not have to find out... but oh well..keeps things interesting :)
