    I love this stage and how super fast it goes from nothing to something that looks like a house. Then it slows down but still exciting!

    I really get a kick out of seeing something go from an idea in thoughts to pencil to paper to actually taking shape in a massive structure. Putting aside the numbers aspect to developing, the creative element is truly exciting :)

    More progress pics.

    Unfortunately I've had to fork out another $600 for height certificates as apparently these come within 300mm of the maximum height. Total height is 8.4m. First level 3m, followed by 2.7m for second and 2.7m for third. Was not happy the height certs weren't mentioned by the certifier at the beginning but it is what it is.

    Update. Lot 4 roof has gone on and plumber started rough in. The carpenters installed the windows and are looking to start the lower cladding early next week. The electricians will start rough in as well and if all goes well the aircon and gyprocking to start the following week. Lot 5 has followed a similar process and is about a week behind lot 4.

    I deal with Trend as I supply them and must say they make a good window, if you ever have issues or even paint work they are pretty good at rectifying on site, one of the usual things that happens at Defect time!

    Quick update:

    Next week scaffold will be going up on lot 4 so the upper cladding will start as well as finish all the rough in's and hopefully start sheeting inside next Monday.

    Lot 5 next week will get the roof on by the end of the week and then start with the widows etc.

    Just rolled paint I would say. Nothing about special finish has been noted.

    Thanks. I'm always curious what finish people are doing with their fiber cement boards.

    We are probably going to use it in a sealed raw state for a project

    I like all those colors in your render, actually quite a similar color scheme to this development. The interior colors of that render you posted seems quite monochromatic.

    I had a look in the color specifications of the tender and it said " External walls and ceilings: Gloss- Primer + 2 coats".

    Ah that's not a render - that is a project that has been completed by another builder using EasyLap in it's raw state. My guy at James Hardie sent them to me so I could see what it looks like.

    Couldn't even tell.. renders are so bloody good these days. Looks great though I reckon.

    Myf saw this in bbq galore the other day. Nabbed two at a discount. Shipped it to my builder's office. Then let them know :oops:. They're now storing my mirrors, pendant lights and BBQs :D
