    Blocks getting cut with their retaining walls of 1m. Pools to go behind. Its a very slopey block so this is the best we can do without too much excavation.

    So these plunge pools are gonna be approx 2.7m wide by 4.7m in length. They'll be a 2m by 2m slab for tiling to the end of the pool for chairs etc. To the side of the plunge pool will be very even grass area of 5.5m by 5.5m ( I hope it's enough for a family kids to play on). Anything bigger would require alot more costly excavation and more retaining walls. I think the construction manager has done a great job considering the slope.

    Builder and tradies are saying these things are gonna make a bold statement in the entire street and somewhat in the neighbourhood. Construction manager said monstrously high. Most likely sell to the 'show offer' OO.

    Loving this development! Going to be following with interest.
    How much are you enjoying that you're doing a higher spec'd home?
    Feel like it's easier to get emotionally attached, which isn't a good thing.
    But at the same time it's probably pretty enjoyable, which is a great thing :)

    Only ever targeted medium to higher end OO buyers really. Not sure how enjoyable other developers find it but for me it's 50% stress, 50% preparing for stress. Don't plan to enjoy it so no major disappointments .:D

    Hope the views help. There's an entertainment deck facing that aspect, afink it's 30sqm.

    @Sackie can you upload the current plans?
    No doubt there was some tweaking.
    Also didn't see the pools on original drawings.
    Guessing on 2nd level with kitchen/living and patio access?

    Originally I wasn't going to put pools in because of the slopage, I wouldn't be able to get a feature pool anyway, but I started to notice more and more that OOs we're happy ( and paying for) plunge pools. So that was a lot more doable and cost vs benefit made sense. Also allowed me to tick off the pool box which should add to saleability.

    Besides the pools, the plans are pretty much exactly the same as the originals.

    No because of the slopage, I decided to make the wow aspect facing the suburban views a with an entertainment deck and not the kitchen/ living /pool setup. Main reason why was it wouldn't be a full swimming pool so I didn't see a point doing that and I wanted to capitalise on the suburban views with the deck. hopefully it won't come back to bite me too much but I think considering the slopage of the site it's probably the better set up.

    Leading out to the patio in the garden and the swimming pool you have to exit a media room however the door in the media room is 2.4 by 2.4m to try to add to the open feeling.

    The overall total cost didn't go up too much because I changed a few items and put the money back into the pools. Got rid of 2 times 20k stairs and replaced with almost just as nice onces for half the cost.

    Got rid of costly spotted gum deck ceiling and put a nice plaster. And changed ( forget the name now...) the costly glass and replaced with glass spigots. Looks just as nice really and the cost savings were well worth putting back into the plunge pools.

    My maaaaain worry was them hitting rock. And the angels were smiling, no rock hit at all.

    Ahh gotcha yep. But not as high as that. That would cost crazy amounts in retaining. Where my red circle is mate.

    Haha yeah and it's not really a plunge pool if it's 6x6sqm
    But yeah meant that it's on the same level as the kitchen/living outside the patio.
    I like that spot TBH - I would prefer to be sitting on a deck BBQ looking at a nice view
    Whereas the pool might was to be a bit more private ;)

    @Sackie what sorta cost was involved in the site works alone given the slope of the blocks and any needed retaining walls?
