    It's two freestanding homes, not a duplex so no common wall, hence the gap.

    I'd have to look at the plans to know exactly the gap distance but I'd guess it's under 2m.

    @Sackie what's the deal with the balcony tiles? Maybe it's not grouted yet or maybe you have some expansion joins? I can see gaps that are wider than others which seem to be methodical in placement.

    Hey @Westminster, when I first looked at it I figured similar, expansion joints of some sort. I'll enquire about it when I'm there on Monday.

    Looks like they've not grouted some lines, but the gaps look the same (to my eye). If that's the case, I wonder why they've left some grouting for later?

    How long since you've been to the block? It must be exciting to be able to get there again and really see it rather than just see photos?

    I think grouting is not done but I can't tell for sure. But really some of the gaps do look larger than others to me... I think has something to do with the wood underneath and future movement so probably expansion cuts (could be totally wrong though).

    Last time I was there....was about 6 weeks ago before most of the goodies were installed. So should be fun seeing the progress this time. Then I'll be back again for PC soon after.... then in Feb back to show some friends through and off to Noosa for a well deserved break!


    Considering what I have planned for Qld over the next 5 years... I may as well buy a holiday home there...:D or buy one of your townhouses!

    They might be siliconing those joins instead of grout if they need some movement. However I've done a few balconies that are tiles on timber frame and none have needed that so far - however they probably aren't as large as yours? I think my largest was 3m x 6m.

    @Westminster I can confirm they are silicone joints, just as we suspected. The PM said due to the size, they were a must to do.

    Why wouldn't they use pale colour silicone to try to match the grout?

    Edit: I think they are not filled yet?
