QLD Brisbane shortlist feedback, and BA as we can't travel

    Thank you to everyone for previous feedback, Have now created shortlist. Would love final shortlist of 3 suburbs to focus on.

    Looking to buy, based in Sydney so will probably need to engage BA, recommendations appreciated.

    Situation:
    • Up to $900k budget
    • Only 1 criteria - max CG for next 7 years
    • Strategy is to sell and buy PPOR for retirement on Sunshine Coast. Believe CG in these areas in BNE will be better than equivalent where we can afford on SC, and eve with transactional costs, in 7 years we will be able to buy a better PPOR on SC than if we buy one now and let it appreciate (alternate opinions welcome) :)
    • Am leaning to suburbs that have NOT had the majority of growth (70%+), maybe only 30-40% so far so that the "bridesmaids" may catch up.

    Shortlisted suburbs:
    • First group: Holland Park, Enoggera, Everton Park, Stafford, Ferny Grove
    • Second group: Manly West, Mount Gravatt, Keperra, Rochedale
    We have also found one property (in discussions with agent) 14km from BCC on water in east, house converted into 2 x 3 bedroom apartments, renting for $360pw each. Looking to convert to strata and sell individually. Have done this in CBR and NSW, don't know how difficult this would be in QLD/BNE. Thought appreciated.

    Holland Park would be my top pick followed by Mount Gravatt, Mount Gravatt East and Upper Mount Gravatt or any neighbouring suburbs to Holland Park within your budget.

    Stafford, Holland park and Enogerra would be the picks, may struggle under 900k. May need something a bit older with potential to fix up that range. These areas have a moved the big jumps you have talked about.

    Mount Gravatt east, manly west and ferny Grove are also in that bridesmaid category. Properties in these areas would be better quality houses.

    Thanks for suggestions, looking for something rentable, not renovated that we can add value to before we sell in 6 years. The fully renovated example above before it was renovated, and the "little bit run down" would be great.

    Holland Park is top of that list for me, simply as fast freeway access to bris or gc, and gentrification. Not sure you can still get sub 900k for there though?

    i just bot something in ferny grove area. for mac cap gain aim for large land plot. those 400m2 has limited appreciation in my eyes.

    in terms of area i always liked North of river cuz you dont need the river crossing to access CBD, airport, and UQ.

    remember for your situation (buy and rent out) simple is best... single story, no pool, plain vanilla with backyards.
