    Looks nice with the new paint. Hard to fathom why they put that wall where they did? It looks much better now and more spacious now you can see to the end wall ;).

    Ta Bran. Agree with Wylie on the bigger room. Just a question. Does that fretwork match with the rest of the house (interior/exterior)?

    Yep, and as far as I know (from the 1930s owners, it is original)

    The pool is probably the nicest thing about that house, which looks (and probably feels) like a large hotel foyer. Not my cup of tea at all.

    I think I will start a new thread about houses I love and see what others add to it. I know it has been done on SS but not sure about here.

    Edit: I found one fairly quickly :D

    Love love love Auchenflower and surrounding suburbs. We have IP there as do other family members. New Frew park is awesome, Wesley hospital is huge and Milton state school is one of the best primary schools in Brisbane and has a very strict catchment. Rosalie and Paddington restaurants are very vibrant plus walking distance to train, Suncorp stadium and city. Near Toowong Village shops which are newly renovated.

    Not sure what you mean. The partition was used to create a 'study nook' and block space and natural light. I have no idea why.

    Hey @pommy, my wife and I were in a very similar situation to you about 6 months ago. Newbie investors looking for IP1 and thinking about investing in Brisbane (though we are living in Sydney).

    We did one scouting trip a few months ago to drive around the areas we were interested in, and then one trip about 1 month ago to look at specific properties. All the while we did a lot of research online and made a lot of phone calls to agents, etc. On the last trip we ended up putting in an offer which got accepted, and we just went unconditional over the weekend!

    All this is to say that it can be done if you put in the work and do the research. I will say that it is VERY important to have a good team around you. Our property manager and broker visited the properties with us on the second trip, and having their trusted advice along the way was crucial in our journey.

    You have to understand the flood maps and also speak to locals if not sure.

    @pommy, I also forgot to mention that it'd be worth making sure you've got a handle on the process of buying a property in Queensland - it is quite different than in NSW and knowing the ins and outs of the process in Queensland can really help you as a buyer.

    It probably depends on how quick you pick things up and how well you can see potential or value that others may see, this is probably not linked to investment experience, just like some people have good decorating taste and others are horrid at it.

    May take more than one weekend unless you focused on one or two suburbs.

    Paddington would be a great area to buy, in my opionion. Lovely area, close to city, nice cafes etc. All appealing to people in then 30-45 year demographic which typically lead he biggest price gains in property due to spending power.

    It's a pretty nice spot.
    Extra points for being within staggering distance of Caxton St and Suncorp stadium.
