    It is and it could stop at any minute. But every week I check SQM figures and it just keeps on moving up and properties are selling.

    Where the ceiling is I don't know.

    But if something BMV was to pop up I would be happy to jump on it. Low vacancy rate still. Infrastructure in the area still growing.

    I would be happy with another 10% over the next 12 months

    I bought early last year in Illawarra. Had nice gains and managed to buy close to lake and beach, no spare land nearby. Very little, if àny mention of this area. Tight rentals, I've had zero vacancy and still have option to add value.

    Very nice! The Sydney boom had to reach the Illawarra and Central Coast... Sydney just got so expensive....
    I think Central Coast may end up acting as outer Sydney Suburbs!

    Sure .. On average $100 invested in Sydney 3 yeas ago is around $130 today while the same $100 invested in Brisbane is a lot less.

    Personally I don't feel its overhype, but market within market. However in my workplace I notice that people who invest in Brisbane expect the same return like Syd/Melb. Most of them purchased last year using equity from Sydney.

    My 3BR house at Bracken Ridge been performing well since 2013. Dec 2015 valuation showing $425k (its reminder for me to get newer valuation), always rented since day one. So in 3 years, grow 42%

    On 2013 I made low ball offer and accepted at $300k, while people crazy with Syd & Melb market. I think timing the market as important as how long you hold the property.

    End of 2014, we did re-value other porftolio, and we were in the crossroad. I still remember asking the same question for 2-3 weeks should we jump again in Brisbane or elsewhere ?

    Back then considering other factor in my life (bubs, will enter single income, buffer, interest rate), at the end we made decision not to re-invest in Brisbane (still un-proven wether this is good decision, but so far progress showing I made the right one for my self). Hint is here, not try to hype but this is my real life experience. Hopefully can help other people

    Whereas if you were to invest today, the result would likely be the exact opposite. Hence the better investment at this point in time being Brisbane.
