    I think it's just evolved and is easier to post now so there's more volume nor necessarily hype

    Omg, I started a thread on BS professional detector, I always keep it handy..lol

    If you need massive threads to justify why an area is booming or going to boom then that is an automatic red flag for me. I hope pc members do the research to work it out what is BS and what is fact

    The most frustrating thing for me ( and i know it's probably super unpopular to say so but IDC) is that there are experienced investors here mixed with others who have never even contemplated to buy a property nor do they have much knowledge...yet they have so much advice for investors and newbies..

    what I find equally super telling is that when an investor puts him/herself on the line and snags a good deal then tells the forum their story, you'll rarely if ever see those doom and glosers ever 'like' their post or offer words of congrats and encouragement like many other genuine investors offer.

    To me that says it all.

    I've definitely liked a few posts on deals people bought if it looks like a good one. I was also hoping to post one of my own soon if I haven't totally wrecked my finance application. I think it's great to be young and enthusiastic but yes it's frustrating to see people making out they're running before they've learned to walk.

    @MTR tbh i think all markets are really difficult to do well in and even when a market is clearly on the rise i think it's dangerous to talk up any market...there really needs to be thorough DD done im sure you agree and never let your guard down. :)

    there is a small difference with the Syd hype thread and the Brissy hype threads

    Sydney actually boomed started in 2013...

    In stock trading forums it's called "ramping" and it's rampant.

    If you keep a close eye on fundamentals and move before the herd there's a lot to be gained and absolutely nothing to lose by hyping a certain locality. Savvy users have woken up to this. I wouldn't go as far as saying that Internet banter can move property markets but it definitely has the ability to sway them more than any other form of media we've ever had access to.

    Users blindly trust a lot of what is written because they feel it's coming from everyday people like themselves, they feel part of a community that is ahead of the curve.

    While you're trying to package people on the Internet up, there's a third type;

    Those who own Brisbane IP's not purchased in the last few years who don't feel the need to hype an area but rather keep an eye on the fundamentals which are seldom discussed and/or brushed off as negativity in favour of hype threads (with a clear business agenda).

    I'm still waiting for "Brisbane to grow over 10% this year". :p

    You can put me in that box.
