    So Brisbane. Great white hope or perennial disappointment?

    I've probably seen 4-5% growth across my Brisbane properties over the past year. OK but nothing outstanding.

    That said my properties are mid/ outer ring. I know some of the inner ring has delivered much stronger growth.

    How are your BNE properties performing?

    Inner to middle ring homes without the add value factor, just market growth.. over the last 2 years about...20-30%.

    A break? hehe...Haven't been on 'a break' since 2001. All good mate. :) Are you also developing or looking to in the luxury market?

    Wouldn't mind hearing how people's specific areas have performed as well @fols

    Mine:

    Keperra = 5.63%

    Runcorn = 5.83%

    Not amazing but both purchased a bit under market value a bit over a year ago so made some OK gains. Keperra in particular I think stats will show some more movement over the next quarter.

    No I'm maxed out atm. I like to follow the bne market very closely though. All segments.

    Had my Edens Landing re-val'd by the bank a few weeks ago - looks to have risen 12.5% since my last val about 18 months ago.

    Hopefully the momentum keeps up! I believe Redcliffe has also gone up by the same - but that is anecdotal.

    outer inner south 6% up (desktop valuation) in last 9 months, not bad considering it's our first ip. The other one is not quite so at short term but long term should be good. But overall happy with steady growth

    Nice work! I've got one there also. Don't think mine has moved that much. From comps looks like it's grown about 8% in 30 months, making it one of the worst in my portfolio.

    Was the bulk of the 8% over the last year or so? Or was it more like a couple of percent per year?

    Mine has only really moved over the last 12-18 months; was relatively stagnant over the 3 years prior to that. Rent had been steadily rising over the entire 4 year ownership period though.

    Yeah most of that in last 12 months. Hopefully a solid year coming. 10% across my BNE/ GC portfolio would be nice!

    10% in wavell heights
    7% the year before
    6% before that.

    I'd be more than happy if that keeps up.

    Where are you getting these stats from? is it for unit or houses? do you have property in that location?

    That is about right...as Wavell Heights is very sought after.

    Places like Margate, Clontarf, Redcliffe, Scarborough, Kippa Wing moved about 5-6% last year ...half the rate of inner suburbs like Wavell Heights inner ring moves first

    Funnily place like Bald Hills, Strathpine, Lawnton did about 6%....
