@Orion, I did consider a few low social areas at one stage, but after checked it a few times, I felt that those areas might give me lots of grief down the track. If I am happen to be close by, it might be ok. I am interstate and the last thing I want to do is to go up there regularly.
My dealings with tennants and PM for Stafford and Mitchelton properties has been running like a well oiled machine, no headaches for the last 3 years. Like @sash said, the midrange price point is where I would invest.

Those areas a like a 6-7...so no issues.

The areas I got into were more 5-6s.

Most of it is. I'm still working out with the property manager the amount I can take out of the bond.

No,because most of it was considered to be normal wear and tear.

Hmmm...the insurance company tried this on me...but got them to reimburse most of my costs.

What sort of wear and tear items were they?

How did you sweet talk your way through your previous insurance claims? If it was general wear tear, how did you justify it?

The secret is not sweet talking...I base it on evidence..and shoot down a lot of their baseless arguments...long winded process...but worth it in the end.

Insurance first response is to say no and see if you buzz off.....

Worth the time in effort if you can get a good result, my friend.

Very different to a customer service experience I had with Optus a few days ago... went over data usage and they didn't even want to write this off as a once off  Onto the next provider I go..

Yep. Although they will probably blame their overlords for their atrocious behaviour.

Jeenee are better value again (also Optus network)

They have local call centre and from my experience have pretty good customer service as well as appearing to be a very ethical company.

One thing to watch out for is if data is rated per kB or per MB. Apparently makes around 20% difference.

Agree, good result for a renovated (not new) 405sqm, no views, no real pool. Not a bad result. Continues to show that cashed up buyers are willing to pay a premium for small lots with nice homes in good OO areas.

A House, closest to the city and public transport that you can afford.
Assuming you can borrow the 80% it would be somewhere in the 10-20 km zones.

    They are all the same...
Minimal competition in the market = high prices and poor service.
