    Love your posts @Leo2413 but Boondall has direct train connection to CBD. Transport is important consideration.

    Take Bald Hills for example. Easy access to CBD via train and road. Great transport. Good links to Mourten Bay Uni development area. I would personally prefer that are to say Chermside.

    That's why DD varies from investor to investor. I place overriding importance on location :)

    Btw Chermside had more growth than Bald hills in the last 12 months. If transportation was more of an important factor then it would be reflected in growth comparisons and median values imo.

    That's quite a short term view though. If Brisbane experiences a lot of population growth it will become even more important. Places like the Gap or Kenmore just look painful already and will get worse.

    Going back to Boondall.
    Boondall is another suburb with easy access to the airport and the massive commercial/industrial employment hub based around the airport. Nudgee College and ACU nearby

    What are people's thoughts on Sandgate, close by to Boondall. Also has a train station. Is the beach a thing in Brisbane? (I've never been there so not sure if Brissy peeps love their beaches as much as Sydney).

    And on that train (pun not intended) of thought, what about the other side of the river - Wynnum / Manly / Lota - also well serviced by a transportation. Isn't Manly also supposed to have a well regarded school?

    Brissy bayside beaches are not that pretty - put it that way. They tend to be a bit muddy/murky, shallow for a long way out and only a few meters wide in many places at high tide. People still dip in to cool off but for anything aesthetically comparable to Sydney beaches Brisbanites head to the GC or SC on weekends.

    That said, homes with views of the bay that catch the seabreezes are still highly desirable, but perhaps not as much as homes in Sydney with ocean/harbour views.

    Did you find those properties on the same side of the river? Brisbane will always have a north south difference that's never going to change

    You are best to get close to the train in boondall a lot of it actually isn't within walking distance to the train in which case you can really only just evaluate it based on it's distance because I'm not aware of anything special happening out there. In the long run something might happen to the Brisbane Entertainment Centre as it gets replaced by Brisbane Live on Roma Street maybe they may do some redevelopment of that very large site out at Boondall or they may just keep it as a sports type place.

    Edit @Angel makes a good point about the new commercial happening at the airport there's quite a bit going on out there they're building a new home makers centre and it's kind of a large land space for lots more commercial possibly even including offices so Boondal is not too far from that although there are other suburbs that will benefit even more that are just a bit closer

    Parts of Bald Hills that are walking distance to the train are actually quite small a lot of Bald Hills is newer developments that are not close to the train nor really very close to any sort of hub of shopping

    The busway will eventually be extended to Chermside. At the moment it finishes past Kedron

    Personally I would never consider Boondall but have considered Nudgee and Banyo. These suburbs fly under the radar and hardly ever get a mention. Also look at Deagan which is on the Shorncliffe train line.

    Sandgate is a lovely place, but doesn't seem to fit the usual investor criteria. Many lovely old character homes with big $$$ price tags. Nice place to shop for an OO just after a flood or other financial downturn. In other words I think if shopping in Sandgate you might want a place due for a reno but with a great location, that will be desirable to onsell.

    That makes sense. Doesn't seem to be much of a premium for beach suburbs with the exceptions of actual beach front, and even then much of that looks pretty cheap until you realise it's flood impacted.

    Great point @Whitecat as the city grows I would also expect the Southside to outperform, given it’s stronger transport corridors and generally nicer amenity. There are still some Ok pockets north of the river though, so hang in there.

    It was North mate, Keperra :). I would always go the value gap area. So if a South side suburb is the same distance from the CBD as a North side one and the price gap is enough, I'd go South. Eventually when people are squeezed, they forget N,S,E and W and look at price imo.
