    There's not too much land in chapel hill I wouldn't be concerned , it's a safe investment , however it is getting a bit expensive , last year we were going to buy an investment there but ended up buying in taringa , didn't cost much more and much closer to the city and indro shopping centre and also in catchment for indro primary and high schools...

    Everyone's perspective varies. I (conservatively) like to generally go by this:

    Roughly:
    0-6km Inner Ring
    6-14km Middle Ring
    14km+ plus outer ring

    Though imo, equally as important as distance to the CBD is type of stock you're purchasing for location/demographic.

    A few years ago, no. However as Brisbane keeps growing, 9 km is not an unreasonable distance.

    2 of the highest $ value worth of employment hub are airport precinct and CBD precinct.
    Naturally I would think people who works there will have greater effect on the properties around it.
    Personally - I sure don't want to drive more than 1 hour each way from my work if I am able to afford it.

    Along with inner and middle ring classifications, also consider transport corridors. Good, direct transport links can mean that some suburbs further out can access the cbd quicker than some closer-in suburbs.

    This is true but people will happily drive 30-45 minutes if they consider the area they live to be nicer than a closer area to work

    Yes it would seems like a logical consideration. There are arteries of trasport corridors designed to lead transportation from start of middle ring to CDB or avoid CBD crossing to the other side of the river in the shortest time of travel.
    So far the government and private sectors have put money towards these area.
    I am afraid they don't have the resources or money to make it further. Just look at Sydney situation for the last 18 years. You can draw some similarity for the future of Brisbane.

    I think it's likely had its run for now .i would buy st Lucia or indro over it

    Unless your looking for a add value/development deal, I wouldn't touch the area for a straight up IP. Much, much closer areas to Brissie CBD for same price.

    Taringa is nice- good long term growth the last 10 years!

    Yes was just hoping they not widening the suburb boundaries too much in Chapel Hill. Agree with the expensive comment, the low yields makes holding costs increasingly difficult in the suburb.

    First thing I researched is distance from the CBD. Then I found other suburbs 6.5km closer to the CBD for the same price approx. So I wouldn't be interested in Boondall on that basis. Others may be interested based on their own DD. But for me distance to the CBD and pricing is crucial. So if it doesn't pass the first test, I don't bother doing any more DD.
