    it will be a wave effect so it will not just be isolated. it might take longer for the outer areas. btw,
    lots of auctions, under offers or offer over $ in Alderley, Grange and Ashgrove so definitely a boom vibe Houses For Sale in Ashgrove, Qld 4060 and Grange, Qld 4051 (Page 1).
    I think last 12 months momentum is continuing or even accelerating.

    My thoughts on the aesthetics are the the extra bits and Bob's tacked on in a kind of abstract Style are unsympathetic to the original classy look of the Queenslander however I've seen houses that are much uglier than this as completely new builds. At least this one still has a bit of Queenslander in it to hold it's aesthetics indefinitely above some minimal level.
    There's loads of examples of renovated Queenslanders of this age that have been jacked up and extended where the renovation has been more sympathetic to the original look but it is still done in a modern way. I think realestate.com.au or Domain did an article on that sort of thing recently. They sell for good money because they have the class. Kind of half Hamptons half Queenslander. That ridiculously massive sale in Kedron that people were talking about on here a wee while ago was one example of that.

    Looks like it is being sold for land value essentially, I cannot see much upside for the house, no easy/cost effective way to add a 3rd bedroom or extend. More like a dated workers cottage, could provide a little rental income prior to demolition but I’m not sure, it’s definitely cheap.
    Probably the better end of the street compared to the Old Cleveland rd end but I’m not a fan of this street for the reasons previously mentioned.

    Oh really I'm jumping in then to stand up to the unprovoked aggression. Just kidding. There's plenty of other forums to participate in North vs South debates. Workplaces, facebook, Reddit, Pubs, sporting clubs. The debate will never cease and it goes far beyond property investment.

    I agree.
    Things like this will ensure this to be true. It'll take a while for these things to come to fruition, but as more gets approved or progresses in its lifestyle, the resultant effect on RE will be clear and obvious. this has shown to also be the case worldwide in cities that add large scale and numerous developments; it will be reflected in residential real estate. Hold Brisbane for those who have it, buy in Brisbane for those who don't. There still is a lot of untapped potential and all indications ( e.g. market reports) point to further growth.

    I hear people's individual opinions but imo I don't think it matters. What matters is the overwhelming perception of an area etc. That's what creates the real demand.

    Elevated, city views and 10 minuets bus to CBD - what else you could ask for?

    In Sydney, similar family oriented suburbs (in distance to city plus a vibrant culture) are easily 3 to 4 times more expensive on a per square meter basis.
