You've got to buy selectively in the outer suburbs here, there's good and bad pockets in Logan. I think there's a lot of people that are hoping that the bad areas gain traction but when you've an abundance of cheap rentals and rents drop, your're not going to discourage the less desirable from the area in a hurry.

Not much sells at Toowong for less than $650k unless is is flooded on a main road or on the cemetery.

this property's just 100m from the cemetery. Also the block size is 405sqm.

Cemetary isnt really the issue. Richer St and Frederick St both quite busy, but stock also not that flash and many compromised block layouts. Look at the new builds on Birdwood though, doubt much up there around 650k.

The above users talking about the suburbs in the inner city ring, when you look at that $750k+ is there a higher vacancy rate then the average 4 weeks p/a? Surely in this pric bracket the buyers would be owner occpants?

I doubt the cemetery would be an issue unless you’re on Frederick st. Looks like a nice reno.. shame about the sloping rear yard and the 3rd bed being tiny. My guess is $715-740.

It sold for $600k on 2015 however I can't see it was renovated since then(pics looked the same)? I wouldn't want a view over a cemetery however if I couldn't see it there would be no problem. I will go to auction and let you all know

I'd love to buy in that area (as a PPoR) - out of reach now, I'd imagine......
