    I've got property in Zillmere but don't own anything in the other 2 suburbs. Zillmere has a wide range of properties with some houses as low as 370k to a high of 750k. I'm biased but I think that Zillmere has some tremendous opportunities. Zillmere still has a reputation of being a 'rough' suburb but I think that is no longer the case in most of this suburb.

    I LOVE Zillmere. For the past couple of years it's been my pick for growth in Brisbane, through the bottom end of prices has already increased dramatically. You definitely aren't picking up decent homes on 600m2 lots for sub-$350,000 anymore.

    Our house in Camp Hill was rented out on first open a few days ago after old tenants moved out. We had just one day changeover between the tenants. This is despite the fact that we raised rent by full $50.

    It’s a very decent house with good city views and generally a desirable property.

    I think tenants prefer houses over townhouses because of extra space and energy efficiency (you don’t need air conditioning that much compared to newer buildings).

    Camp Hill is not one market and like any other suburb, all your hardwork in picking a property pays off as opposed to outsourcing it to someone else or rushing into your purchase.

    Keperra is good. I just think Zillmere has more scope for catch up growth.

    Is anyone buying commercial property in Brisbane? E.g. something in Albion or Bowen Hills and wait a decade for a high rise developer to knock on your door?

    I think 2018-2020 will be good to the housing markets, especially within 10km of the cbd. Fingers crossed.

    The last 3 years have shown that yo be the case. This is one area I can say past performance will almost certainly be a predictor of future performance. Barring black Swan events. The only fingers that need to be crossed are for the prevention of black Swan events...

    This is one thing that always interests me... the mins and maxes of suburbs, especially suburbs that haven't "historically been in favour"... for me this is indicative of higher "lower priced properties" and gentrification. Will be very interesting to see how Zillmere progresses over the next 3-5 years

    Not much commercial discussion on Somersoft/PC historically anyway. Its ok. Was just interested in people's thoughts, what people might be doing in the commercial space. I do quite a bit of research myself about what is happening in terms of development around Brisbane. To keep up with the changes to precincts. I thought there might be some people looking at small commercial properties for example, around the valley (get in now) etc.

    I'm somewhat relieved to hear the positive opinions about Zillmere. We took a gamble (from our perspective) and bought there in late 2016. Not much growth yet, but I didn't expect any at this stage.

    Hopefully the next couple of years will provide good growth.

    Hi, Im a newbie to this site and this thread has taken my interest as Bracken Ridge and Bald Hills areas I have recently considered. With these growth rates in the last 3 years, would you say Ive missed the boat for Capital Growth if not in yet ?

    Yeah I here there are some good buys around in the industrial/commercial space. Can be tough to get finance at the moment though if you don't have a trading business .

    I'm currently looking in those areas, see QLD - Brisbane North Side Investment

    I don't see the movement that has occurred in Bracken Ridge so far to be so much as to not expect it to continue to rise to get a little closer to prices in neighbouring suburbs like Chermside etc. Plenty of good properties going in the 400s that I'd reasonably expect to be going for low 500s in a few years.
