    Read what people said above about Narangba (too much land supply etc) and Morayfield is even worse as it's even further North.

    I still believe though that over long term (at least 10 years and over) that you'll do well in these suburbs. I know, I know!! Some of you don't want to, haven't got the patience or can't hold on for long term. In a previous post I gave examples of where this has happened.

    You are probably right mate , I just couldn't bring myself to buy in the outer areas

    I honestly think you are missing out on some great opportunities if you are willing to hold long term. Yes, I know that you may not be willing or can't hold term.

    Buying my first IP in Brissy, know the southside very well as lived there for 20 years. Budget of 700k Interested in people's thoughts on some of these. Have my own views and have worked out what I think each of them are worth but wonder what others think about these and why. Mainly interested in capital growth as will be a medium to long-term hold but solid yield wouldn't hurt either.

    I don't know Salisbury well so commenting on others - I think Bulimba Creek Wishart flooded so I'd only consider if on high land. Research. Pareena Crescent is a nicer Street than Mingera.
    I think it has really annoying speed bumps up it and a bit of a thoroughfare from Wecker Road. I'd choose those over Salisbury. I've been talking to agents regarding Mansfield and properties sell fast, high demand.

    Thanks for those comments. Salisbury is about 50k cheaper and you get a newer house, but less rent for same size block as Mansfield. But Mansfield has the high school and good rents.

    My ideal spot is Holland Park West, but for under 700 the blocks are tiny.

    Its not fool proof though. Probably commute quicker from ferny grove than the gap for example

    You're looking at the wrong part of the graph. The columns are the number of vacancies. The line is the % vacancy. It's 3.6% according to your link.
