    I always wonder where people come up with these crazy distances from the city. The article states the quarry is 8.5km from the cbd. It was like rochedale real estate ads often say it's 12km from the city lol. I realise as the crow flies is less than driving distance however some of the claims out there are crazy

    @Patrick Bateman its 12.5km by road so I’m guessing 8.5km as the crow flies would be pretty correct.

    Seems like a big differential and I would not have considered Keparra as a suburb within 10km of the city however I am more commenting about how you see real estate agents push the limits of truth with their distances to cbd and travel time claims

    Lol maybe I need reading glasses - a quick glance of the photos this morning and I thought the silver poles in the basement were acrow props. On that basis, I am wondering what's 'wrong' with it. I'm sure it needs a reno to the units but that aside....?

    You would have to be keen to buy a block of units at the moment full stop. Imagine trying to rent one yet alone several old style units when you are competing with so many developers desperate to rent out brand new stock...

    Agree. Wouldn’t touch it. But I’ll be damned if that description didn’t make me curious as to what the ‘big’ problem is!

    Absolutely. It looks compelling as a long term strategy at face value, but would have to run the numbers in terms of when this type of stock will be desirable at this point of the cycle. I think that suburb in general is well located for the airport expansion, good transport links, proximity to educational instos, retail areas and from my understanding, improving employment nodes/reducing commercial vacancies. Also great that the state govt is spending big coin on the area.

    Yeah, quoting such figures should be illegal. It's about 15km by quickest route!

    Also need to consider during peak hour, traffic is quite bad down Samford Rd, add enough from such new developments, as well as all the other houses going in Upper Kedron, and it's only going to get much worse.

    Change in Median price from 30.06.2016 - 30.06.2017.

    And some people say Brissy has had pitiful growth to date. :rolleyes: And I can think of many more suburbs that have had pretty decent growth (upto 35%) over the last 3 years. No boom but 'boom' seems to be a buzz word these days. Like we all only should invest when its booming times? Mmmm hm.
