    You can knock it down, but you can alter it, renovate it, shift it etc...
    So location is the key

    There is definitely some exciting movement happing in quite a few areas. I think most people are soooooo fixated on Sydney and its impending implosion (or in their minds at least) , that they are missing all the other opportunities around the country. All good. Its as expected. Party on.

    Depends on the property/land and what the options are. You can still add a lot of value to a character controlled property. Extend, build another dwelling on back, raise etc. Hasn't hurt house prices in New Farm, Paddington etc. Could have more implications on the fringes (but then they are rare out there anyway).

    Fair enough. As I understand it, putting a granny flat on a property in BCC is pretty much a no go from a rental perspective though?

    A quick update...

    Family PPOR went under contract this week, 10 days on the market - 3 offers, 20 inspections - accepted $860k in the end.
    4 bed, 3 bath, 2 living areas, 2 car garage - architectural design and backing onto Brisbane State Forest in Chapel Hill. Not so surprised about the price, but the speed in which it sold - well, went under contract anyway.

    Probably should have held onto it for a bit longer, but no time like the present...

    Why sell?

    We sold our last PPOR in Enoggera a couple months ago. Under contract after the first open home.. It was a reluctant sale to allow us to renovate our new PPOR.

    Our folks on the GC had their neighbour sell a few weeks ago.. 15 written contract offers at the first open home! 15!!!! :eek: It was a humble beach cottage, but with ocean views.

    that's correct. But character control doesn't stop subdivision where possible. Take New Farm for example. That place is extremely carved up with $1.5 townhouses sitting behind old Queenslanders and lots of Queenslanders on tiny freehold blocks (having been chopped up). West End has a lot of 'extra dwellings' that work well for the in demand rental market there. So having the opportunity to add extra infrastructure is always a good option to have.
    Don't be scared off by character control.

    Means the Brisbane boom will be BIGGER than what I was expecting, to get the gap back to the norm.

    I'm hoping the boom is imminent. I've just done my monthly moving averages for Brisbane suburbs I own an investment property in.

    All suburbs I own have had increases in average prices. Some smaller than others but the trend is up rather than down or stagnant.

    Some places have had good increases. Cant wait to see whats ahead in the next 12-24 months. I have a good vibe.

    I talked to an agent in the Wynnum/Manky area about possibly selling. He told me if you can afford to keep it for 2 more years, the vibe I was getting is that on the ground is it is starting to move.

    The salesman wants you to phone and ask him. While you are there, we also want to know the address so we can check it on BCC.
