My Mum has far more buyers than properties, and she lists the most in her area. This has increased in the last few weeks.

That would suit me just fine. Particularly to Albany Creek/Strathpine since Aspley can easily utilize the Chermside to CBD busways.

I get multiple mail drops every week from agents here in clayfield and the occasional guy at the door.

Think there isn't much stock on the market at the moment. Buyer beware.

I'm a fan of all and any devt as long as it creates jobs. Need jobs to lift the country town into a decent city.

"All and any development" and "decent city" are mutually exclusive.
There are many stupid 'short term thinking' development decisions that get made.
    Agree that jobs are important.

I've been rental unit/apartment hunting with my niece around the bris cbd and it's astounding how quickly some of the rents have dropped by about 5-10% over the 6 to 12 months.

What's also remarkable is the number of house selling owner occupiers who are relocating to Melbourne or Tassie. Its as if as many go south as come up from the south, mainly those I've met at the Gold Coast open homes. Just a few years ago it seemed like anyone selling was moving to Hervey Bay

We are seeing more and more non mining projects..it looks like the pipeline of work is increasing at a good clip. This is not hype (believe me, if I want to hype I will ..and I'm quite capable of it as well.:))
It looks like it's going to be quite busy till the end of the yr. We are seeing health, IT, telecommunications, and financial svcs projects that are gaining traction.
High value stuff - which is what we like...

Yup...all in and around the immediate vicinity of the CBD.
