    I do not live there but during the 2011 flood, much tv reporting was made from the Kangaroo Point cliffs. In general, most buildings not immediately at the river edge were minimally impacted. The Docks on Goodwin was minimally impacted. I cannot remember any significant matter arising from the flood that occupied the Body Corporate meetings. There may have been some washing down of the driveways and streets.

    My insurance rate was unaffected, although my banker showed some concern. All my tenants have been very loyal and stayed long term, but then I only increase rent once in a few years.

    Yeah I wouldn't worry too much about flooding in KP. maybe some small pockets, dont know - check the flood maps. Didn't hear much about flooding when it did occur so I'd say not. Besides, everyone who lives there is as rich as mcfly (or is that @Bran - I'm confused) so naturally everyone has a helicopter ride outta there if need be.

    No need to be afraid of flooding when in Kangaroo Point. As Norwoodman pointed out Kangaroo Point is rightly famous for its cliffs in the Western part, ie left side of the Story Bridge facing Fortitude Valley. I imagine I would be safe at the Docks on Goodwin, ie drive there and drive out.

    At one of my inspection visits to my apartment I went to the riverside near my apartment. The level of the river was then about 2 metres below the boardwalk. My apartment building would be another 1-2 metres higher than that.

    The flood map of Kangaroo Point shows that it is quite safe from the flooding POV compared to Brisbane City or South Brisbane!

    Almost bought a house in KP. Walked away because it backed onto a share house which according to the neighbours gets really rowdy on a Friday/Saturday night. There is a lot of student houses around there because of the uni.

    One of my best deals was a post flood property, picked it up fully renovated cashflow + from day one, sold it recently for a tidy profit.

    I remember million dollar homes in Yeronga were going for 500k, they are nearly back up to pre-flood prices.

    Just thought I would comment on this thread to find out what your current opinion is and whether its changed, would you still avoid units in brisbane?

    I would. Houses are a much more versatile asset and the demand outstrips units.

    I wouldnt avoid, still looking.
    Every Unit is different and so is every Suburb.
    If there is a good solid one, at the right price and right location, why not?
    What did they say, buy low-sell high. ;)

    What are the good areas in Brisbane (or QLD in general) to invest , both for good yield and long term growth? Do you think Boondall will grow? and what about Oxley, Strathpine and Kedron?

    No problems, Kedron is only 7km to city & the tunnel/Lutwyche road leads right into it. Getting to the CBD is very quick. it boarders wavel heights & gordon park which is quickly becoming expensive and a popular family option.

    The others you list are just too far away for my strategy, don’t have the same owner occ appeal or money being spent in them.
