Thats right, Coorparoo is also destined to have a change in demographics in the coming years. Inner city areas are like that anywhere, they change in demographics every 10-15 years..

I had an OTP experience with Australand. It turned up to be a good investment. Australand did a respectable development. I hope your investment will turn out to be good as well.

so the question then @seanbrissy , in your opinion knowing the market, for 350k would it be better [ cg or yield and if so which one] to go for the older style units in places like cooparoo or house/land in further out areas?

From my point of view, any place that is in close proximity to Coorparoo Square will benefit alot from the development in the next 5 years and any place that is generally situated in Coorparoo will benefit in 5-10years.

@Francesco where about the other OTP property that you've bought previously by Australand mate ? Please share it here.

    Thanks.

The Docks at Goodwin, Kangaroo Point. It has good facilities and holds a good location, quite desirable by tenants.

How good does it look now? Without those it would be a 700k property.

Makes sense, the street view picture tells a different story to the RE agent ad.

I'm a huge fan of KP. Hold as long as you can; the location will deliver. Watch for body Corp fees, which can be enormous for those.

Ta, mate. I hardly sell, so it has been with me since the opening of the building. I actually considered retiring in it, but it was a bit small for my purpose. :)

Yeah, there are parts of it that are flood prone. Along the same street, and at different ends, it may determine whether it will be OK or not in the wet season. Also, those which are too close to the river occasionally get their 'feet' wet, especially the basement carpark!

I used to live there..just like the location - river views and/or city views. Close to city but you never feel as though you are in the CBD. And taking a ferry to work sure beats the car:) neighbours were good too- won't find bogans there except some holidaying fools who mistake it for the GC.. But these are few and almost always transient.

I don't know anything about the area... Is there always a flood free escape out of the area route?

I don't think you'd ever get trapped in Kangaroo Point. Across the Story Bridge or through the Clem7 tunnel to Fortitude Valley. Main Street is in a fairly high ridge as well.

Most of the western boundary that fronts the Brisbane River is cliffs (and my, they do form a great vantage point to view the city skyline).
