    Less of an issue...there are reports...it is likely to be absorbed quickly..anything outside of the 4 klms mark is already in balance with the exception of a few areas...

    I agree with your 18/19 comment. I would give Brisbane a few years. Once a few projects materialise and once Melbourne finishes its run.

    Demand for units in Greenslopes will not be high. The whole city is oversupplied with units.

    You will make some good money once Brisbane gets its kick. All solid areas.

    Apartments in Bne will be stagnant in prices for at least 7-10 years. Probably will not drop sharply. The drop has happened as the publicity has been very bad for at least 1.5yrs now (I think about 5% drop over about a year but I really haven't been monitoring units) and will continue to drop a wee bit but there will be ZERO growth for many years.
    New developments and proposals etc. have wound right back but there is a heck of a lot of stock still to settle.

    Houses close to the CBD or transport look very very attractive at the national level.

    Thanks mate. I am hoping the return %age of my developments will increase in the rising market, though they do stack up now. Very similar to what I got into when developing in Sydney.

    There is lots of desperate publicity put out there by developers (media take the free pre-written story) trying to talk up units. Even Bernard Salt got paid to spruik. They also cite figures of unit prices going up in particular timeframes in particular locations. Because in that time period a whole lot of new units settled in a huge complex and of course they were more expensive than existing stock as they were sold otp 2 years ago for stupid prices before the oversupply was generally known.

    Just sold in Kangaroo Point which is usually a good indication the area is about to boom.

    I've said it many times before and I'll say it again, for those who can afford to buy homes in Brisbane they would be mad to buy a unit.

    hehehe.....not wanting to get into a D**k measuring competition but i got a bank account and assets that says otherwise and if i recall correctly i am younger than thee.....;)

    I am putting it out...there.....but me thinks you are all talk........lets say that it is intuition and backed with some knowledge.....

    Lets say...I have a very good knowledge of human psychology and behaviour......lets also the training I had was very good. ;)

    Most of it is my capital, some from JVs, approx 20% jvs.
