Brisbane Legal Height - Stairwell through room

    Looking to purchase a property advertised as 4 bedroom. As is common in Brisbane, lower level has been converted and contains a rumpus room then the 4th bedroom (separate door + window). I'm aware of the 2.4m legal height requirement, I would estimate 65% of the ceiling is at this height or above. There are 2 beams running through the room which are probably 2.1m high. There is also the stairwell which reduces the ceiling height in one corner - the stairs come out into the rumpus room. The stairwell starts at one side of the room at 2.4m and scales down to around 1 metre by the time it gets to the otherside of the bedroom.

    Anyone know if this would be legal height given the stairwell running through one corner of the room? Receiving conflicting thoughts from the real estate / conveyancer / building & pest inspector.
