Brisbane land values rise 10 per cent

    I think that link expired. I've not checked it for a long time, but that's what I was told.

    The BOQ gives you the actual land valuations (UCV). That is accurate.

    What isn't accurate is the estimate for sale of the land plus the building on it. That is a bit of guesswork, but at least they do give comparables.

    I find the range very hit and miss, to be honest. We have houses in our suburb selling for $450K up to $5M. It's a big range.

    Sometimes yes. Example... house sold $805k in Buena Vista Avenue (one of Coorparoo's best streets), 3 bed, one bath, 609 sqm, sold for $805k this month. Another recent sale in another of Coorparoo's best Streets (this is a house and owner I know), two bedrooms 604sqm sold in July 2016 for $1.6m.

    I would expect anyone looking for a premium street would look at those two sales as being comparable, and wonder why the big price spread. I know that one is at the "cheap" end of one of the streets (very near to housing commission area). The other is in the cheaper part of another great street, so neither are premium position in a premium street, but one is better placed.

    I'm not sure this example is proving anything, but I guess what I'm trying to say is that the BOQ reports are fantastic, but limited when it comes to their suggestion of possible sale price. Also locals know what is near the house chosen. A valuer (or a local) would choose better comparable properties where a computer cannot drill down to that level.

    I've even found the estimate of what it could sell for can sometimes be "low confidence" even when the house has sold fairly recently. So I take the "estimated sale price" even with the added "low, medium or high confidence" with a big grain of salt.

    I'm not saying you'll get a $450k on either of those premier streets, but trying to point out that you cannot just say 600sqm, three bedroom, good street and find anything remotely comparable, hence the two I posted.

    Not my house, but I know it very well. I remember when it was an ugly brick box. That street is going ahead in leaps and bounds. One of many nearby where houses aren't protected from knock-down like the street I live in.

    Looks positive for both Brisbane and Gold Coast. I agree with the comments in the Report except I think some parts of Gold Coast will actually perform surprisingly stronger than expected (eg 20-25%) pa in 2017.

    Mermaid Waters and Mermaid Beach.

    Why? Increasingly strong demand for what is a very limited supply and with prices that are still very low. Rapidly growing population (with huge demand to life near the beach, in an actual house rather than an apartment. Strong capital appreciation (both due to development potential and the light rail being built out). A low AUD being very positive to a tourism economy. Massive amount of infrastructure spending coming over the next decade. Growth in Chinese investment coming into the economy. 2018 commonwealth games buzz. And typically these parts rally at around year 5 onwards after the Sydney cycle (and once they start they rally fast in "catch up" mode.
