Yeah that’s a good sign . I met with a builder just now to discuss our knock down rebuild and I need as much growth as possible for the place we are selling !!!!

 

Looking at the crazy prices in Bris, I’d have to think you’ll be pleasantly surprised Please keep us updated!

 

I was not pleasantly surprised on the construction costs so I can see why people are paying lots for places already built

 

And yet…so many taking the plunge. Three demolished houses in my street alone!

Looks like just 600sqm of land alone is going to be close to a mil in the Stafford/Stafford Heights area soon without city views.

 

Borders are opening ladies & gents. Sunnybank and surrounds will take off soon I think.

Of all my properties in Brisbane, my Sunnybank one was the only one to double during the period of "no" growth. Bought 2013, doubled by 2017. You can still buy really nice homes there for under $1m. I'm expecting big things.

Great result! I am curious why it outperformed the market? The medium price in Sunnybank went from 560k in 2013 to 805k in 2017. That is 43% increase.

I'm just a few houses down the road from this guy. Most sales rocketed from 700's to $1.3m within a few years. A much worse one down the road sold for $1.2m recently so it's only moved a little in 5 years (I think this is the one: https://www.domain.com.au/6-aralia-street-sunnybank-qld-4109-2017072113). But I expect things to change soon.

Not again but I have realised what I want to build will cost around $1.2m for 400m2 unde roof. Prices up about 20% from pre covid

we recently bought this for $900k. These houses would have been $600k 6 months ago… bris had had massive growth in some areas

this can be split and house retained/shifted however with impact assessment so we’re happy to pay up

 

Bus stop at the front of property. It’s no a feature I would like.

 

I have a large block on a busy road, Camp Hill. Old house on the lot. Agent estimates market value around $1m . Should I knock down and build a new large house on it or sell it as it is in the future?
