    Does anyone have any recommendations on Aspley as a CG suburb? I know it's slightly out of the 10km Brisbane CBD radius but I see it hasn't really taken off as yet. Any areas to steer clear of? i have noted that this particular pocket does seem to have a 16% of properties as public housing;

I wouldn't say it hasn't taken off - just low turnover at the moment. You'll be hard pressed to get something good in Aspley for less than 800k these days.

With that said its a very good area - solid schools, not too far from the trains at Zillmere/Geebung/Carseldine and obviously has Chermside down the road. Pretty safe investment all things considered. Nice block away from the main roads and you'll do well.

Aspley is one of those Brisbane suburb names that everyone seems to know - I think that must have some positive impact on buyer interest. If I think suburbs on the northside that most people in Brisbane will know roughly where they are I think of:

    - Milton
    - Paddington
    - Kelvin Grove
    - Ashgrove
    - Aspley
    - Chermside
    - Hamilton
    - Toowoong
    - Indooroopilly
    - New Farm

i.e. these suburbs are old world Brisbane - the kinds of suburbs that would have an AFL team if they were in Melbourne e.g. Hawthorn, Carlton, Fitzroy, etc

Most people have probably heard of Bardon, Newmarket, Ascot, Windsor, Newstead, Enoggera, Albion, Kedron, Clayfield, The Gap, Stafford as well - but would have a harder time pinpointing them.

Aspley has already shot up, but like another commenter posted, low turnover. In fact a few pages back was discussion about a property on a main road in Aspley and the "crazy price it went for". You wont find any secret pockets on the northside, but it would likely offer comparable CG to Virginia, Chermside West, Chermside, Stafford, Kedron, Wavell, just at a lower price point.

I wouldn’t think so if you’re buying the block in this hot market and with construction costs and timeframes the way they are . If you already own the block sure

Wow cant believe that sold for so much. I remember looking at stafford/stafford heights like 3 years ago and rarely was anything sold over 1M (unless city skyline views and freshly renovated to high spec)

I wonder if other sites like PC (e.g whirlpool forums) also have discussion heated up abt Brisbane and Perth or only here?!

Given market is hot and props are going under contract on 1st open, once the lockdown opens up it be challenging to conduct inspections.

I read whirlpool for the first time last night . The first comment from a guy from august 2020 was about how he’d just sold his property and was planning to rent and buy back in later … oooof , he didn’t comment again after that poor guy

Well hopefully he's enjoying the place he's renting. I say that with no Ill intent. Owning and keeping a home just isn't for everyone.
