Nice to hear - I own one very similar just around the corner. Didn’t think it would be worth that much. I don’t think it’s splittable as the house can’t be removed.

I think as land and quality homes in general keeps growing in value, you may have a good reno site on your hands. Depending how much the suburb grows for new builds/renos.

Stafford 4053 have 4 houses on market showing on RE site that isn't under offer.
    Auction or For Sale.
That is absolutely crazy - unheard of almost no stock at all.
I won't be surprise if those listed isn't already under offer but haven't been updated.

I don’t think that’s a definite KDR. In fact it seems it could be reno’ed for not that much?

Yeah looks liveable and could be brought up to a decent standard affordably if the plan is to rent it out. No one sane is going to spend good money renovating a house like that to a good standard to live in . I have a similar investment and will be knocking over and rebuilding . They are just ugly style houses with no real redeeming features .

Depends what kind of reno your talking about. If doing a complete gut and reno to a medium spec standard will be over 130k easy.

That first one selling for $860k in a suburb with a median price of $680k is insane . Surely that should be below the median which means the market has moved massively in the last few months ...

I could be wrong, but looks like super six roof, and asbestos interior. . Yes you could make it rentable but a fair bit of work if you want $400+/wk. For OO sale it would require a lot.

It's only a 2br too, whereas most in that section are 3br.

Not that I'm complaining, because if that went for 788, mine just around the corner is worth 850 o_O and recent online vals on that show low 600's

Camp Hill has gone gangbusters. There are still good deals in other parts of 4152, i know postcode snobs prefer Camp Hill over Carina, but it is the same postcode, and cos I can't count as high as 1.6M, i think Carina is a good option :)

What is so great about camp Hill? I'm an unashamed north sider but Clayfield and Ashgrove are much nicer suburbs in my eyes for that kind of money.

So my point really was that Camp Hill is achieving great prices. It doesn't need to trigger a north sider to lampoon the fact. It just is a fact!

My further point is that Carina has nowhere near the same price but is still in the same postcode. I think that is interesting for both investors and buyers to live in.

My observation about going North is that is gets hotter the further you go (based on the FACT that we live in the Southern Hemisphere).

No need to feel threatened, the mexican border is further south than Camp Hill.
