    It's the most desirable pocket of the suburb. But that would have been under a million maybe even 2020

    Median doesn’t matter but valuations work off comparable sales so you need at least a few of those to flow through to support the increased value

    I know red hill is pretty nice but some of these sales are getting crazy.

    10 Jay Street, Red Hill, Qld 4059

    This is not even rentable and it fetched over a mill.

    I was looking to buy in the same pocket with the same views in late 2019 early 2020 (precovid) and houses on the adjacent streets were going for low to mid 8’s.

    4059 has absolutely boomed over the last 12months.

    I wonder if that will cause a few more eyes to be on Brisbane? Especially international ones from China?

    @jaybean another one. I drove past yesterday and 57-59 Morden sits on just over 800m2 and that is set for auction soon. Crap house but should be interesting to see what it goes for. SBH still not doing enough to get excited about sadly. Still progress though.

    That's considered the worst end of SBH so I suppose that's not a bad price. But it's still far from where I want it to be.

    It’s hard to see Everton Park not go up when you see surrounding suburb like Stafford climbing higher. Ripple effect at work in every level.
