    Hello PropertyChat

    I'm looking for a resi apartment IP in Brisbane. Where would people recommend provides the best yield/positive geared specific (irrelevant of CG) apartment IP properties? I have been steered towards the Brisbane CBD area (ie Newstead etc)

    any thoughts would be much appreciated

    I am biased...but have a look at Moorooka/Annerley areas.

    You can still buy just under 400k (may need reno) and still get a 4.8-5% return....just. Things are moving in the unit market very strongly now due to affordability and the lack of supply in some markets like the ones I have suggested.

    Places like Newfarm, Newstead, Tenneriffe have moved much more.

    I have noticed that there seems to be a lot of availability in Newstead for rental units (1-2 bedders). Is vacany an issue in Brisbane CBD area at the moment?

    Not to my knowledge..when I re-rented my Moorooka one this year it took just under 2 weeks. Usually it couple of weeks (2-3).
