    Stronger rental compared to a 3, or a 5 bed in the area? You need to be clear on this to know how to price this.

    Possibly even illegal building works if its appears to be a secondary dwelling within a house. Do a council search for development approvals. Or ask the agent about approvals for each dwelling.
