    What's your pick of the bunch for a PPOR 4 bedder on at least 600m2 in this price bracket?

    Good public school, transport links to city, lifestyle and capital growth upside?

    What kind of house do you want , do you want a place that needs nothing done or is it ok to just be liveable with scope to improve later ? I’d recommend 4068/4066 but you would struggle to get a high quality house house on 600m2 for that money . Worth adding to your searches still

    If transport link is a priority, buy along old Cleveland road (from Camp Hill to Carindale). Very frequent bus services between city and Carindale via old Cleveland road.

    If schools are a priority, look at Mansfield and Wishart.

    @djyella I guess the answer depends on what type of transport links you are after. Remember Brisbane is a rapidly growing city. Moving around by road is still "generally" ok so normal bus links are still an acceptable way to travel to and from the city.
    However what many property buyers do not consider is what will Brisbane look like 10 years from now, or even further into the future. Based on transport modelling we can see which road corridors will be congested causing more significant traffic and commuter delays. This will impact Buses (except those that rely on dedicated bus ways) so keep this in mind when considering the best location.
    Lifestyle requirements and schools are more subjective. What you like might be very different to what other like. We help home buyers who all have quite different criteria for these types of things.
    In terms of capital growth upside, this comes down to buying in an area where supply is limited and demand is strong.

    You might want to check out Clayfield 4011 if you are looking on the north side.
    You might be pushing the boundary of $1.5m for 4 bedders now.
    Just saying.... if not look at Hendra for a bit less money but still have the same feel.

    Note: I am bias as I live in Clayfield. But it is family friendly, plenty of things happening.

    Next to Ascot premium suburb - tick
    7km from CBD radius - tick
    Expensive - tick

    I bought as an IP :) but was looking for areas that are owner occupier heavy under $1m and this was one that came up

    But I’m in the hills district in Sydney and Chapel Hill has some similar characteristics - leafy hilly suburb, good schools but without the long commute and distance!! Only 8km away from Brisbane city vs 30km+ Sydney city

    Hi,

    That is a healthy budget, I would say some key suburbs

    - Wynnum, Manly - You are close to the water and they have great private schools within close proximity)

    - Mansfield - You will be within a very good public school catchment, unfortunately not the greatest when it comes to lifestyle.

    Otherwise when you try to get within that 10km radius you will normally get a good combination but the only thing is prices are rising and you may need to compromise with a renovated home rather than a newish style build.

    So many factors, involved. We normally go through a 1 hour process to help you narrow down on the suburb.

    That's worst case. We have worked with people who are moving here from overseas and a new to Australia. The more homework we do upfront, saves us alot of time when sourcing the property.
