    What would one be looking at for something around that price?
    I'm completely new to investing, but finding houses that are weatherboard or fibro don't look appealing to me.
    What should I be looking at in those areas? Any chance of you providing an example so I can get a good idea on what to look at?

    These guys are a joke. Brisbane is a country town and they are calling for another capital city..??.as if brisbane has miliions upon millions and has outgrown its shoes..
    Edit: good numbers though..look at the gross state product increase despite a significany fall in coal prices...this is exactly why brisbane is no perth.

    Yes, but it's more about the sheer size and diversity of Queensland. Plus the fact that regional Queensland feels like it's missing out on infrastructure investment...

    Queensland is a little different because its already relatively decentralised compared to other states with more centres with populations greater than 50,000.

    Townsville is already the unofficial capital of North QLD, may as well make it official.
    Even if Cairns does have an international airport.

    Azazel, Townsville airport is technically an international airport. Just hadn't been operating as one until recently. Flights direct to Bali since last year. New Zealand probably next.

    Yeah agree with sentiments. .the southerners are laughing at us if channel 7 is ythf new think tank :)
    However...treasury figures as abovr also show toyal increases for the last 3 years consecutive. ..despite a fall in coal prices. That's exqctly what u want to see..less reliance on coal, further $ contributed by others...although q lot of it is still mining/agriculture related stuff...its not a one horse dustbowl sink or swim like it used to be in the past.

    Yea, i would not mind gas exports because the long term prospects for it are not bad. ..unlike coal.

    Long-term, of course. Short term, I'm sure even Channel 7 can work it out.

    There's a real chance of QLD government debt hitting $100B by 2018.

    They were foolish not to sell or lease under newman and the current govt is just as foolish if they dont do it now.. these are inneficient heavily unionised govt assets ..so you know where a lot of the opposition has and will come from.

    Bundaberg has slow down. Some retailer shops closed in main street and those major service shops I deal with all saying things slow down.
    I am not so sure about the port upgrade but I don't think coal industry need that. Only industry use Bundaberg port is sugar but it won't need expand.

    There is a big plasterboard company operating out of there now, and a big gas pipeline that's come online I think.

    I would probably go for the Camp Hill unit all things being equal...it will be slightly better for CG.

    The funny thing is ..if your strata rates are under 450pq...you costs are going to have the same cost profile in terms of holding costs.

    Sash, forgive my ignorance, why would the holding costs be the same, would it be that you would expect 450pq maintenance on a house in contrast to a unit?

    Good questions.....the rent (as % probably 5-5.5%), agents cost similar 6-6% plus GST, repairs okay house maybe marginally more..but DB is brick veneer.

    The real difference is usually in council, strata, water and insurance costs, see below

    Camphill - total is about $4500
    Council (BCC) - approximately $1200
    Water - approximately 1200
    Landlords (non building) insurance - $300
    Strata - $1800

    Deception Bay - total is about $4300
    Council (Moreton Bay) - $1500
    Water - $1600
    Landlords & Building Insurance - $1200

    As i said house maintenance is slightly more expensive so it all evens out in the wash.

    If it was Logan or Ipswich shire you would be better to buy a unit in BCC on numbers.
