    Hi guys,

    Considering buying a IP interstate. Wont have the time to go to all the OFI nor really learn the areas. Considering if a buyers agent would be useful. I can do desk research here.

    1. Buyers Agent - do they really add value? Would they really work in my interest?
    2. What service does a good one actually provide?
    3. What do they typically Charge?
    4. Do they generally focus on certain areas within a city?
    5. Any recommendations for a GREAT BA in Brisbane?

    Make sure you ask how many clients they deal with at a time per BA in the office.

    Thanks @Propertunity. What type of service does a great BA provide? Do they always work in the interest of their client? How much should i expect to be charged?

    @M-THIS, you need to be as prepared to use a BA. Give a few BAs on the listings with a call. Be clear when you communicate what you want. Their service fees are normally listed on their website.

    When you call, I also recommend asking for samples of their location analysis reports.

    How best can you use a BA? Obviously the basics of giving budget, strategy for the IP, condition of home, location if known, income needed etc. But is there other factors that their expertise can be maximized.

    BA fees will vary depending on the service and level of advice that they are providing.

    I'd recommend contacting a few, asking a lot of questions - don't be shy - ask questions, more questions and more questions. Ask about their services, their processes, their methodology.

    In the end, whilst having a clear understanding of what a BA charges is important, getting an understanding of what they do and why they do it is more important. In the absence of having this quality communication with a BA, how will you know who is the most skilled and who has your best interests as their prime objective?

    Don't forget, if you don't feel comfortable, or you don't see value in what they are offering (like anything in life) DO NOT PAY THEM ANYTHING.

    BAs will be on the ground, they have their pockets of locations that they know in and out. Good areas, bad areas, flood zones, council, zoning. Things which you can obviously do yourself.
    BA would generally have relationships with RE agents so, they can spot a bargain before it hits the market.

    I settled yesterday in Brisbane and used Andrew Allen's team. Rate them highly and would use them again. Bought sight unseen.

    teddy what sort of references are you are after.

    We have been around since 2003 and i have lived in Brisbane since 1996.

    Both Jacqui and myself have substantial property portfolios and happy to give you a list of forum clients we have acted for. No we are not for everyone but thankfully don't have to charge an arm and a leg to provide our clients with a quality service as we have other income sources.

    G'day Richard, are you happy to have a general chat about PI, I've never used a buyers agent as I've mainly invested in regional areas where I live & am familiar with but Am looking at branching out in the future & building up a reputable team that can help me.     Lots of great QLD BAs in rebaa.com.au as @Propertunity has mentioned already, including those on this forum @Andrew Allen , Karen Young from Zest, PropertySearchers etc. Make sure your BA is licensed for their state, has the experience, runs on the board, references and you feel 100% comfortable with them. It's a huge position of trust so I would encourage you to speak to a few before you make a final decision. Good luck!
