    They are quite rare Wylie, but do come up from time to time. You just have to be quick and recognise value, and be prepared to lay down a deposit the moment they come up. Bargains don't hang around beyond 48 hrs IMHO.

    Newmarket is a nice suburb and pretty close to the city.
    Close to 2 train stations, not far to QUT.
    It has moved a bit recently.

    I would look in shorncliffe or a really top property in sandgate
    Other areas - norman park, bulimba, balmoral, hawthorne
    And of course you could look around ascot - cheapies do pop up there
    Brisbane is an imperfect market - deals slip through the cracks

    Greenslopes is hard pushed for 700k now. The median was 704 in November, but most sales have been over that since, unless there is a problem eg main road.

    This is the best advice in my opinion. With 700k you should be looking closer to the CBD, and definitely don't consider apartments.

    The one going to auction was sitting in that "lowest to highest" spot, so the agent has chosen a figure that sits it there. I didn't look behind the page at the source code (like you can do when it is not an auction), but it has been sorted that way. I guess it will depend on the day how much it ends up selling for.

    Also, Noble Street house faces the rear of the Bretts hardware building which isn't a very nice outlook, has flooded in the past (and could again), and the latest problem with that street is that it is used by RBH staff to park. They run shuttle buses to collect people. It is parked out every day and on weekends is worse with parking and noise issues during the netball season (shouting girls, whistles, constant traffic). I wouldn't want to pay too much for that house.

    So I would look closely at anything "cheap" in those suburbs for the reason it is cheap.

    I agree that Kedron is still under rated. It's bound to boom once people realise it's so well located and good value for money.

    if you think anywhere in Brisbane is the big smoke, then clearly you have not been smoking the right stuff.

    Kedron is good, but needs some gentrification for the fairly high price its asking already. Will see additional growth for sure though...but so will a lot of other suburbs including its neighbours. Maybe adjacent suburbs are a better bet?
    Traffic wise, North and west are the worst IMO, however recent infrastructure improvements have helped a bit.

    When I rode my cow into town I noticed I definitely wasn't in Roma anymore - yeehaw.

    Brisbane has graduated from Roma...its more like Longreach QLD. ..and they don't ride cows into town. They are more sophisticated these days. Horseback for most, dugout canoes for others to cross the river. Currency is not dollars- its primarily sheep and cows...and the occasional chook.

    @Steven Ryan How do the numbers stack up on LMR blocks in Moorooka atm? I know its too general a question but any examples you can share with potential profit margins would be great. Thanks mate.

    @Leo2413, sites are cheap per sqm.

    If you can find one near transport and go higher the numbers look a lot better.

    I dug this up. Mine's up top. Others are selling/sold out.

    As soon as I can finance it. Starting a business doesn't help much when it comes to borrowing :)
