    Hi all,

    Looking at Bray park to get an IP.
    How is the rental potential in Bray park ?
    Prices seem very reasonable and within my budget.
    Also how is the potential for capital growth over next 5 to 7 years?

    so the suggestion was really to evaluate maybe price via PT auction in the suburb of interest. So long as it isn't a mansion in paddo, PT auctions are a good surrogate for market value.

    Well it has a price on it now - looks like auction was not successful ..... road noise? Does seem an OK price? Or is it a bit steep?

    Road noise and it needs a lot of work. Did check and it's not in flood zone either. At least that section of Samsonvale Road is only one lane in either direction but that may not mean much considering the development that might occur to the west towards Joyner in the future.

    Guys managed to get quite good info from all the posts here ...I liked Petrie and griffin so far...which one would be better for long term investment?

    Have a look at the suburbs in that area closer to bcc that are land locked, larger blocks, higher avg incomes, good schools and higher oo %. They are the ones out performing the others and not dependent on investors.

    For this price, you can get something with similar conditions in a quiet street. I have been to that road, it is a busy road although not the worst.
