Why a townhouse? I'd be looking at a house versus a townhouse for either of these areas.

I probably mean a house rather than a townhouse - i.e a small 3 bed semi detached in a complex

those 2 suburbs rarely have TH.

duplex are only permissible on 3000m2 in BCC, so you would rarely find a duplex in those suburbs as well.

There are tonnes of townhouses in both suburbs. In Bracken Ridge between Linkfield Road and the Tafe on Norris Road, in Boondal mostly along Sandgate Road or along the train line.

Boondal has the advantage of being on the train line.

There are some really old (read shabby) parts of Boondal however it is starting to change.

Whatever you choose, shopping on the internet will not be sufficient in either of those suburbs. You need some local knowledge.
