NSW Box Hill or Schofields?

    You can quite easily buy established houses in The Ponds and The New Rouse Hill that are under 5 years old. In both locations you can get quite close to the train stations if you are after that sort of convenience.

    I agree, a new house is nice. Valuation risk at the end of a 2-3 year settlement and build process is your main concern.

    Big land is not essential for capital growth.

    The reason I was suggesting Quakers hill(especially the newer side) is that you get a established house with a bigger block less than a mil and it already has a station to the city and also not far(about 10m mins drive) from the bella vista metro station

    Already looking at QH now. Previously we stayed out of QH blacktown area due to high crime rate. I worked 6 months in blacktown hospital mental health. Trust me 75% of our patients were from QHs!! Anyway is it worth buying a unit/townhouse in that area just under 650k?

    Every suburb has good and bad areas. I would recommend visiting the area you are looking to buy and explore the streets you are buying both day and night.

    I visit Quakers hill often as my sister lives there and made many friends there. As a kid I spent lot of time there. Its a family suburb and not sure where you got the vibe of people with mental health :)

    Also, I saw your other thread where you are considering Mount Druitt, Penrith. In comparison, I would say QH is 300% better :D:D

    Not sure you would get a new townhouse for 650 due to its recent popularity. If you could stretch a little bit upto 750k, you might get new tounhouse walkable to station. Something like this

    Alternatively, they are units coming up opp to the station around 600k

    How is the rental return in QH?
    What streets are better buy in QH?

    Rentals would be around 500 -550 for a 3 bedder and upto 600 for a 4 bedder

    Look for streets near Farnham road shops, there you have shops, medical centers 2, primary schools schools, station within 2 kms.

    For major shopping you have Stanhope gardens which is about 3kms.

    QH station does not have a carpark.

    It does have a council car park OPP to the Quakers Hill station
