Books on Airbnb / holiday rental

    we’re going to be renting our weekender out and still yet to decide whether we go with the local air entry or Airbnb / stayz etc .

    Any suggests on how to maximise returns etc , do’s and dont’s

    We're also looking into similar for our ppor and go away for short term locum work.

    Best to check each site airbnb stays etc plus talk to local holiday letting. May be you need to use more than one - find the one that reach the most people

    There's been a few other threads on airbnb letting

    If you are going to manage it yourself, organise cleans and repairs and are quite happy being available all hours to deal with requests and bookings then airbnb seems to be the way to go .
    Also better suited to people that can organise tradies and repairs at very short notice.
    If its a fair distance from where you live and you dont want to deal with people inquiring all the time about tariffs, lost keys and things that get broken , then maybe get a local real estate with their own holiday booking website.
    That should also get you on stayz(homeaway) for around 20% fees and also across booking.com and airbnb with their fees just added on.
    They deal with everything and organise repairs etc if you have a quick turnaround between changeovers and need access to the property.

    It's just under two hours away for where we live ( Turramurra ) in Port Stephens

    Our advantage in doing it our selves is we've been going up there for close to six years so we know a lot of people who can help us ( and have volunteered a willingness to do so ) . One neighbor does all the cleaning for the local REA and isn't exactly complimentary about how they manage the local properties , but they do have a prominent web site and handling the booking / insurance etc would be a major time saver

    SWMBO doesn't work full time and has flexible hours so the question is whether this becomes her " job " . Reality is that with one day a week at her normal job , she'd be making more that what we'd save on a weekend rental , though in peak season the difference is bigger .

    One other option is too spend our time on promotion , which probably makes more sense as getting another weekend rental per month would be more profitable than doing all the booking etc . When we talked to them , they did mention one property that had higher occupancies and they said the owner organised various things though the agent didn't seem to know what .

    It's a fairly unique property in that it's waterfront , has five bedrooms ( 5 queen beds and two singles and a cot ) and is quite modern / upmarket , large balconies looking over the water and a very nice waterfront area which , at some stage soon with have a Jetty . Obviously we don't want it to be a party house , but there are always groups of friends who are looking for somewhere nice to go away for weekends and family groups wanting some where close to Sydney for school holidays.
