    Hey Boganfromlogan!

    You peaked my interest with Logan. I was looking at properties there online and the general location and I don’t know if I’m on the right track, but I honestly feel based on the location, that Logan will be a very different place in 10/20 years.

    So, where in Logan would you buy my bogan friend?

    What are your and anyone else’s thoughts here on Logan? Be blunt. I’m generally interested. I look at these more affordable prices in a prime location and I just think to myself, surely gentrification will transform Logan over the coming decades.

    Thoughts?

    The bottom line is, if everywhere is Brisbane goes up, so will Logan. It has nothing to do with gentrification.

    Of course gentrification will add more CG on top of the CG coming from the cycle. It's a bonus but I don't expect it or make a decision to buy because of it.

    Performance wise, I would be surprised if Logan (without gentrification) has much worse CG compared to an average Brisbane suburb at the end of the current cycle.

    Rochedale South I think will be outstanding. Because it is under rated compared to neighbours ( not strictly gentrification). Great transport being / been developed.

    Meadowbrook, in fact 4131 generally will benefit from development in very local area, transport hospital etc.

    Lower cost options in Beenleigh.

    Many many other suburbs will do well, and we should listen to wide ranging views, as I have been surprised by Eagleby, Woodridge etc. Others saw these coming I didn't.

    Also most of what I say is just BS, opinion, and sarcasm. So please do Ur due diligence on my suggestions.....

    Brisbane ppl forget Logan 8s close to GC, GC ppl transit thru Logan daily to get to Brissy. Why wouldn't it be great?

    I won't say this often ...... Brisbane is great too. So is GC.

    Disclaimer: I have investments in Logan, brissy, gold coast. So u can work out my bias.

    Also seen good results in Marsden Boronia Heights, Slacks creek

    That's true!!

    @Patrick Bateman would probably like to comment on that.

    Avoiding some of the new remote developments makes sense to me. Having said that Yarrabilba seems to be selling quite well, as @datto says the rising tide .....

    Capital gain may be slightly less in the Yarrabilba area. Which I hear is getting bigger.

    Wonder if that’s overflow from people who can’t buy land anymore on GC? There’ll be a bit of regret when they realise you can’t drive straight across the mountain range to the beaches!

    Maybe spruiker selling a 'lifestyle'.

    Affordable is something, but I don't think capital gain will still be high once developer, builder and agents have taken their cut.

    The access to beach is tricky, via canungra, over Tamborine Mountain, or via Yatala ( quickest? )

    You can’t get into fig tree pocket without wearing a sun visor , they have a border patrol checking compliance

    And active wear?

    There are Montessori schools in Logan, I think they're permitted bucket hats.

    No bucket hats in FTP?

    the acceptable attire is active wear and sun visor whilst your kids are in school and then you transition to linen dresses and raffia hats .

    Wonder if that’s how Bellbowrie sprung up in the 70s, the Yarrabilba of the 20th century. A remote ‘lifestyle’ location with access to nothing :D

    Wow, I thought u just needed a bow in the river!!. Bethania has a long way to go!!

    It does have a pool, quite a quiet one. And some retires.....

    Still seeing Logan properties go under contract very quickly.

    Anyone else seeing or experiencing the same?
