BNE Termites in Townhouse Complex

    My first ever issue with termites.

    Looking at a townhouse with termites found in a timber stump in the back garden.

    For those with exp, given it is a small space would this be an issue for the building as it has not been treated since the report, a visual inspection about 9 months ago.

    Found in a timber stump outside doesn't mean they're in the property and is actually fairly common. Assuming you have had a building inspection or will have one completed as part of a building and pest inspection clause on the purchase contract.
    As long as the townhouse has sufficient barriers/treatments in place the termites should not be able to enter, doesn't mean the stump shouldn't be treated though.

    Probably easier to remove it altogether.

    Common to find them in garden beds, timber edging, stumps etc but doesn’t mean it’s in the building and if the building has barrier installed or treatments even better, a recent full B&P would clarify this

    Best to treat the stump then only remove after the termites have had enough time to take the poison back to the nest. The nest might not be in the stump but can be some distance away.

    If you just remove the stump without treating, then the termites will go searching for another food source...

    I did this with a stump that had termites. Also, be sure not to disturb the stump before treatment

    And consider putting in-ground baiting stations so others find the traps rather than finding another tree, or find your framing.

    Thanks everyone.

    The main concern was there were some concerns with an entry points into the building - a a few bricks missing where something could have gotten into the walls as the walls were visible from the outside.

    I will get it another termite inspection done for peace of mind.
